Since 2003, Texas Sage Properties (TSP) has functioned as a full-service real estate brokerage in the Northwest Houston area. Today, we continue to represent and serve the Greater Houston area, including Baytown, Cypress, Katy, Humble, Spring, Richmond, The Woodlands, and Tomball.
As a rapidly growing, family-owned business that genuinely values close relationships with all our clients, staff, and agents, we persistently strive to meet every client’s expectation in all our endeavors. We are committed to consistently providing the best possible real estate services while upholding the highest standards of conduct, ethics, and integrity each day.
For many years, we focused on the residential market, but as time passed, we identified a unique niche in the commercial office industry. Presently, we collaborate closely with local developers, investors, and commercial builders—from concept to completion—to market and sell their beautiful, custom-built office creations.
We assist our developers in co-designing, marketing, promoting, and managing their commercial properties. Consequently, our brokerage has acquired extensive knowledge of all aspects of buying, selling, leasing, and managing commercial real estate properties. Recently, we received recognition from Co-Star & LoopNet—one of the leaders in online commercial marketing and sales—as the Top Seller and Top Buyer Brokerage in the CoStar defined Greater Houston Area.
As licensed realtors, Texas Sage Properties has collaborated closely with hundreds of buyers to facilitate the purchase of office spaces of all shapes and sizes. Pat is a dynamic force in the real estate industry, serving as the Co-founder of Texas Sage Properties and holding a license as a Texas Real Estate Broker with a distinguished career spanning over 24 years. President, and Broker of Texas Sage Properties, Pat has been recognized as a Top Producer Realtor® by the Houston Association of Realtors® (HAR), which celebrates the top 150 Realtors®.
Pat’s expertise extends across both residential and commercial real estate, and she holds several notable designations, including ABR (Accredited Buyer Representative), CRB (Council of Real Estate Brokerage Managers), CRS (Certified Residential Specialist), GRI (Graduate Realtor Institute), MCNE (Master Certified Negotiation Expert), and TRPM (Texas Residential Property Manager).
Her journey in real estate began with a BBA degree from the University of Texas at Arlington, providing her with a solid foundation for delivering exceptional market analysis, real estate evaluations, and negotiations. Over the years, Pat has fostered enduring relationships with lenders, bankers, investors, and title companies, expanding the financial options available to her clients.
In the last 14 years, Pat successfully transitioned her focus to commercial real estate, overseeing the development of twenty office park projects with more in the pipeline. Collaborating closely with developer clients, she plays a pivotal role in co-designing, marketing, promoting, and managing custom-built offices.
Pat has assembled a dedicated and client-focused business team at Texas Sage Properties, specializing in assisting clients with commercial property transactions. Whether it’s purchasing or leasing commercial spaces, or listing properties for sale or lease, Pat ensures that every step of the sales and leasing process is a memorable experience for her brokerage clients.
With a strategic shift to commercial office real estate, Pat concentrated the brokerage’s property management efforts on Business Park management opportunities. Presently, the company manages twelve office business parks under her leadership.
Underlining her success, Texas Sage Properties recently received accolades as the Top Seller and Top Buyer Brokerage for Office Condominiums for the CoStar Houston Area, as recognized by Co-Star, the largest commercial marketing and sales online site.
Beyond her professional achievements, Pat, alongside her husband Mike, celebrates over 45 years of marriage. Their family includes three sons—Michael, Matt, and Marcus—and one daughter, Sarah, with one of them actively contributing to the brokerage. Having spent 22 years overseas, Pat’s global experiences have enriched her perspective on people, languages, and cultures from around the world.
A Bilingual Agent, Pat takes pride in delivering quality, client-centered real estate services founded on integrity and honesty. Referrals from satisfied clients constitute a significant portion of her business. Pat is enthusiastic about the commercial market niche she has cultivated for herself and her team, and she remains committed to working closely with developers, guiding projects from concept to completion while expanding the property management side of the business.

In addition to her role as Director and Broker of Texas Sage Properties, she has successfully formed the “Texas Sage Properties’ Top Producing Team” providing stellar representation to their client’s in the Greater Northwest Houston area.

Mike Navarette brings his experience as a Senior Director, Consulting and Technical Solutions Halliburton Company to the Commercial Real Estate Industry. Prior to joining the Texas Sage Properties team, he spearheaded the positioning, pursuit and acquisition of a $23B strategic projects portfolio. His analytical background serves as a foundation in assisting clients in the buy and sell of Commercial Real Estate; as well as, in the managing of their real estate properties.
Being a CCIM designee, Mike a Co-Founder of Texas Sage Properties possesses advanced skills in financial, market, and investment analysis, setting him apart as a trusted advisor in the commercial real estate arena. Assistant / Property Management
After serving in the US Coast Guard for seven years, Michael settled in Austin Texas and worked in the Hospitality industry. In 2017 he moved back to Tomball and joined Texas Sage Properties as our Property Management assistant. In addition to handling property management related matters, he’s also responsible for our online marketing tools, he assists the broker in locating properties for investors and helps manage the front office and internal IT issues.

Realtor, Transaction Coordinator
In the early 2000’s, Yesi joined the brokerage and worked hard to learn the business and get her real estate license. Over the years, she helped Pat grow the business and eventually became our Senior Transaction Coordinator.
Today, she drafts and oversees all Sale, Lease, and Purchase contract documents through to Close, for all our residential and commercial listings. Additionally, as the Office Manager, she handles all aspects of running the office. She is married and has one daughter in college.
BRENDA HARDEE
Realtor / Marketing & Sales Support
After working various inside and outside sales jobs at different companies, Brenda found her way into real estate with Texas Sage Properties. In 2014, she started out as a Broker’s Assistant. She quickly learned the business and prepared for her real estate license.
Today, she serves as Sales and Marketing Support for Texas Sage Properties. Her efforts have been instrumental in growing the commercial side of the business by creating customized sales and marketing initiatives for our numerous business park developments and clients. She has fine-tuned the tenant screening process for both our residential and commercial rental properties, created a Tenant Newsletter, and other communication processes and marketing and sales materials. Brenda has a degree from the University of St. Thomas in Communications. She has two adult sons.

Maricela Leottau
Maricela (Mary) is a licensed Real Estate Agent with a strong track record in delivering high quality customer service. She is a bilingual English/Spanish professional with more than 20 years of experience in sales and sales management. Maricela has a nursing degree and two specializations in Hospital Administration and Occupational Health but discovered some time ago that her true passion was commercialization and marketing, related to the Real Estate industry.
Buying, selling or renting a property is a complicated process but is also one of the biggest decisions of a person’s life. Maricela helps people effectively when dealing with these processes thanks to her innate understanding of customer’s needs. She has outstanding communication, organizational and negotiation skills, excellent presentation skills, and attention to detail. Her job skills include real estate sales, lender relations, mortgage evaluation, client management, marketing, promotion, advertising, and property assessment.
Bill Wade
Bill is a licensed Real Estate agent with twelve years’ experience in the Real Estate Sales and Marketing Business. Over the years, he’s achieved high level results in customer satisfaction and seeks to improve in that area by branching into the commercial area of Real Estate as well. Bill’s training and education includes all certifying requirements by the Texas Real Estate Commission and annual updates. Prior to entering the real estate profession, Bill studied Automotive design Engineering and holds degrees in Business and Economics.
He worked many years in the chemical industry with notable experiences in project management, operations management, and supply chain management. From those years of experience, Bill gained a hands-on understanding of sales and marketing concepts across various disciplines and came into the Real Estate business seasoned with high level people skills and a “can do”, “will do” attitude to complete every transaction in accordance with the Clients wants and needs. His ultimate goal is that every Client will end each transaction as a Satisfied Client!
